Came out and found that the system had a bad capacitor. Recommended the homeowner had the capacitor replaced and also for her to have a horror story a kid added to the system as this will improve the life of the compressor and the capacitor. Customer went ahead and signed up for a year of maintenance, which I went ahead and perform spring tuneup today. Due to it being cheaper I went ahead and just did a condenser Rejuv kit which included the contactor, capacitor and a new hard start kit. System back up and running no further repairs needed. I did recommend one more thing which was for the homeowner to have a primary float switch installed in line with the primary drain line in order to try to stop the system from producing any more water as soon as it primary drain line backs up rather than allowing the secondary pan to get full. Customer would like to hold off on the primary switch for now.
Home warranty installed this system less than a year ago and it has a significant leak. Customer is going to get home warranty company to come back out and find leak.
Rebuild 3 handle valve in guest bath, no warranty on the repair as the water pressure is at 100 psi, any unforeseen will be additional. If the rebuild does not work there will be extra charge to replace valve Trim may need to be replaced as the handles are stripped. Install prv at the meter to reduce pressure into the home, this also comes with a new shut off valve for the house, i will also have to install an expansion tank on the water heater, any unforeseen will be additional. 1 year warranty on labor Installed prv and expansion tank on water heater heater, i set pressure at 75 psi and aired up the expansion tank to 75 psi as well. I replace stems and seats in price fister 3 handle valve in guest bath, 1 year warranty on labor for all repairs. If part fails within a year we will change out part at cost for labor.
Customer has a w/h from 2008 and needs replaced. Tech will pull old w/h out and instal new one with flood stop.
Contactor contacts are burnt Install contactor. Performed spring ESA on a/c system. Performed duties associated with check. System is cooling at this time.
